What owners can do in their portal
The Owner Portal turns your owners from people who call you for updates into people who log in and see everything in one place:
- Financials — rent collected, expenses, and net owner proceeds
- Property performance — occupancy, rent roll, and lease status
- Statements — monthly owner statements with a full transaction ledger
- Documents — leases, statements, and any shared files
- E-signatures — sign management agreements or amendments

Step 1 — Create the owner record
Go to Owners and click Add Owner. Enter:
- Owner name and email (required)
- Phone and mailing address
- Tax ID / EIN and company / LLC name (for 1099 reporting)
- Management fee % — the percentage you collect from collected rent
Step 2 — Link the owner to properties
For each property the owner holds, open Property → Settings and set the Owner field to this owner. An owner can be linked to as many properties as they own.
Important: Management fees are calculated against rent collected on the linked properties. If a property isn't linked to an owner, no owner payout can be generated for it.
Step 3 — Send the portal invite
From the owner's detail page, click Send Portal Invite. The owner receives a secure registration link. Once they register, they're automatically linked to their owner record and can see only their own properties.
Step 4 — Configure the management fee
The Management Fee % on the owner record determines what portion of collected rent is retained as your fee. For example, at 10% on $2,000 collected rent, $200 goes to management and $1,800 is the owner's net proceeds.
You can review and adjust this percentage at any time from the owner's detail page.
Step 5 — Set up owner payouts
When you're ready to disburse owner proceeds:
- Run the Owner Statement report for the period (under Reports).
- Record a Disbursement against the owner, capturing the amount and payment method.
- Optionally connect the owner's bank account (Stripe) for direct transfer.

Step 6 — Share reports
From Reports, generate an Owner Statement or Property Statement and share it. Owners also see a live version of these in their own portal, so you only need to push formal statements at month-end.
Tips for a great owner experience
- Send invites early — the sooner owners log in, the fewer calls you'll field.
- Keep management fees accurate — double-check the percentage before the first payout cycle.
- Add notes — use the owner notes field for communication preferences and special instructions.
